Many hotels don\u2019t fail because the design isn\u2019t beautiful.
They fail because the owner signed too early<\/strong>.<\/p>\n

This final episode is written as a checklist for owners to read before signing<\/strong>.
You don\u2019t need to be a hotel expert to use it \u2014 just an owner who wants to stay alive in the business.<\/p>\n

Golden Rule #1<\/strong><\/p>\n

If you can\u2019t explain the hotel concept in one sentence \u2014 don\u2019t sign.<\/strong><\/p>\n

If you cannot clearly say:<\/p>\n

\u201cThis hotel exists for this type of guest, and this is why they should choose us.\u201d<\/em><\/p>\n

Then the design in front of you may be beautiful\u2026
but it still has no identity<\/strong>.<\/p>\n

Golden Rule #2<\/strong><\/p>\n

The design must serve the market \u2014 not the owner\u2019s personal taste.<\/strong><\/p>\n

Ask yourself honestly:<\/p>\n

  • Will guests like it?<\/li>\n
  • Will guests pay for it?<\/li>\n
  • Will guests actually use it?<\/li>\n<\/ul>\n

    An owner\u2019s preference
    should never cost more than the hotel\u2019s profit.<\/p>\n

    Golden Rule #3<\/strong><\/p>\n

    Every space must answer: Who uses it \u2014 and how often?<\/em><\/strong><\/p>\n

    The most dangerous spaces
    are the ones that can\u2019t answer this question.<\/p>\n

    A lobby may look stunning \u2014
    but how many guests will actually sit there?
    Can staff use it efficiently?<\/p>\n

    If you can\u2019t answer \u2192 it\u2019s a risk.<\/p>\n

    Golden Rule #4<\/strong><\/p>\n

    Back of House matters as much as Front of House.<\/strong><\/p>\n

    Hotels with great service
    almost always have well-designed back-of-house areas.<\/p>\n

    If:<\/p>\n

    • Service routes are long<\/li>\n
    • Housekeeping areas are too tight<\/li>\n
    • Storage is insufficient<\/li>\n<\/ul>\n

      Problems won\u2019t come occasionally \u2014
      they\u2019ll come every single day<\/strong>.<\/p>\n

      Golden Rule #5<\/strong><\/p>\n

      The design must pass the eyes of someone who has actually operated a hotel.<\/strong><\/p>\n

      Architects may be talented.
      Interior designers may be brilliant.<\/p>\n

      • Operated a hotel<\/li>\n

        • Can it withstand heavy daily use?<\/li>\n<\/ul>\n

          If it\u2019s beautiful but fragile<\/em>,
          the hotel will pay for it for years.<\/p>\n

          Golden Rule #7<\/strong><\/p>\n

          Never let the Interior Designer please you too much.<\/strong><\/p>\n

          The most dangerous designer
          is the one who never says:<\/p>\n

          \u201cThis will be difficult to operate.\u201d<\/p>\n

          If no one dares to challenge you,
          you are being quietly led into risk.<\/p>\n

          Golden Rule #8<\/strong><\/p>\n

          Restaurants must be designed to make money \u2014 not just look good in photos.<\/strong><\/p>\n

          Be very clear about:<\/p>\n

          • How many guests per service?<\/li>\n
          • Is the kitchen flow efficient?<\/li>\n
          • How many staff are required to operate?<\/li>\n<\/ul>\n

            A poorly designed restaurant

            Never cut costs on systems that are hard to fix later.<\/strong><\/p>\n

            Systems you should never \u201csave money\u201d on:<\/p>\n

            • Air-conditioning<\/li>\n
            • Plumbing<\/li>\n
            • Core structural systems<\/li>\n<\/ul>\n

              What\u2019s cheap today
