trusted interior designers who create beautiful spaces,<br \/>but have <strong>never actually operated a hotel<\/strong>.<\/p>\n<p><strong>Part 1: What a Feasibility Study Really Is<\/strong><\/p>\n<p><em>(Without reading 200 pages)<\/em><\/p>\n<p>A feasibility study is not a loan application document.<br \/>It is not a glossy report meant to impress investors.<\/p>\n<p>A good feasibility study must clearly answer <strong>five critical questions<\/strong>.<\/p>\n<ol>\n<li><strong> The Real Market \u2014 Not an Imaginary One<\/strong><\/li>\n<\/ol>\n<p>The key questions happens<\/li>\n<li><strong>Why<\/strong> it happens<\/li>\n<\/ul>\n<p>then the study has not passed the test.<\/p>\n<ol start=\"2\">\n<li><strong> Realistic Room Rates \u2014 Not Wishful Pricing<\/strong><\/li>\n<\/ol>\n<p>Dangerous feasibility studies often set <strong>unrealistically high ADRs<\/strong>.<\/p>\n<p>Professionals focus on:<\/p>\n<ul>\n<li>What you can sell during
