(price \/ location \/ experience)<\/li>\n<\/ul>\n<p>If your answer is:<\/p>\n<p>\u201cAnyone can stay here.\u201d<\/p>\n<p>Then the truth is simple:<br \/><strong>You don\u2019t know your customer yet.<\/strong><\/p>\n<ol start=\"2\">\n<li><strong> What will guests realistically pay per night?<\/strong><\/li>\n<\/ol>\n<p>Not the price the owner <em>wants<\/em>,<br \/>but the price the <strong>market will accept all year round<\/strong>.<\/p>\n<ul>\n<li>Can you survive during low season?<\/li>\n<li>Does this rate truly cover your real costs?<\/li>\n<li>Compared to nearby competitors, where do you stand?<\/li>\n<\/ul>\n<p>Hotels don\u2019t fail because guests don\u2019t come.<br \/>They fail because <strong>the room rate cannot support the cost structure<\/strong>.<\/p>\n<ol start=\"3\">\n<li><strong> What is your hotel\u2019s selling point \u2014 in ONE sentence?<\/strong><\/li>\n<\/ol>\n<p>Ask yourself:<\/p>\n<p>\u201cIf a guest asks, \u2018Why should I stay here instead of the others?\u2019 \u2014 what do I say?\u201d<\/p>\n<p>If it takes a long explanation,<br \/>you don\u2019t have a clear selling point yet.<\/p>\n<p>A good hotel must be <strong>clear \u2014 even before the building exists<\/strong>.<\/p>\n<p><strong>Set 2: The Operational Reality<\/strong><\/p>\n<p>\u274c <strong>If you\u2019ve never thought about these, problems are guaranteed after opening.<\/strong><\/p>\n<ol start=\"4\">\n<li><strong> Who will actually run this hotel?<\/strong><\/li>\n<\/ol>\n<ul>\n<li>The owner?<\/li>\n<li>A hired GM?<\/li>\n<li>A management company?<\/li>\n<\/ul>\n<p>If you don\u2019t know yet,<br \/>there\u2019s a high chance the design will <strong>not work in real operations<\/strong>.<\/p>\n<p>A hotel should never be designed<br \/>without knowing who will run it every single day.<\/p>\n<ol start=\"5\">\n<li><strong> How many staff do you really need to survive?<\/strong><\/li>\n<\/ol>\n<ul>\n<li>Housekeeping per number of rooms<\/li>\n<li>Front of House vs Back of House ratio<\/li>\n<li>Which areas require unnecessary manpower?<\/li>\n<\/ul>\n<p>If you\u2019ve never calculated this,<br \/><strong>hidden costs are already waiting for you<\/strong>.<\/p>\n<ol start=\"6\">\n<li><strong> Is the restaurant meant to generate revenue \u2014 or just create an image?<\/strong><\/li>\n<\/ol>\n<p>This question is critical.<\/p>\n<ul>\n<li>How do your core guests actually dine?<\/li>\n<li>How many table turns per day are realistic?<\/li>\n<li>Can the kitchen handle real volume?<\/li>\n<\/ul>\n<p>A poorly planned restaurant<br \/>often becomes <strong>the hotel\u2019s biggest cash drain<\/strong>.<\/p>\n<p><strong>Set 3: The Most Dangerous Mindset<\/strong><\/p>\n<p>\u274c <strong>If your answer is \u201cWe\u2019ll fix it later\u201d \u2014 this is the biggest risk.<\/strong><\/p>\n<ol start=\"7\">\n<li><strong> Can you survive if costs increase by 10\u201320%?<\/strong><\/li>\n<\/ol>\n<ul>\n<li>Electricity<\/li>\n<li>Labor<\/li>\n<li>Maintenance<\/li>\n<\/ul>\n<p>A good hotel must <strong>allow room for error \u2014 starting from the design stage<\/strong>.<\/p>\n<ol start=\"8\">\n<li><strong> Can you renovate or adjust the hotel within 5 years?<\/strong><\/li>\n<\/ol>\n<ul>\n<li>Is the structure flexible?<\/li>\n<li>Can systems support expansion?<\/li>\n<li>Can renovations happen without shutting down operations?<\/li>\n<\/ul>\n<p>The most dangerous hotel<br \/>is the one that <strong>cannot be fixed<\/strong>.<\/p>\n<ol start=\"9\">\n<li><strong> If you could go back in time, would you still build it this way?<\/strong><\/li>\n<\/ol>\n<p>It sounds like a simple question.<br \/>But many failed hotel owners eventually say:<\/p>\n<p>\u201cIf I had known this back then,<br \/>I would never have built it.\u201d<\/p>\n<p><strong>EP 7 Conclusion<\/strong><\/p>\n<p>This checklist is not meant to <strong>stop you<\/strong> \u2014<br \/>it is meant to <strong>protect you<\/strong>.<\/p>\n<p>If you can answer these questions clearly, it means:<\/p>\n<ul>\n<li>You are beginning to understand the hotel business<\/li>\n<li>You are significantly reducing massive risk<\/li>\n<li>You already have a higher chance of success than most<\/li>\n<\/ul>\n<p>A good hotel does not start with a beautiful design.<br \/>It starts with <strong>the courage to ask yourself the right questions<\/strong>.<\/p>\n<p>\u00a0<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t","protected":false},"excerpt":{"rendered":"<p>\u201cDo NOT build a hotel if you cannot answer these questions.\u201d By Charles Tan Most failed hotels didn\u2019t collapse because of bad luck.They failed because decisions were made too fast \u2014 before the project was truly ready.
